This mixed-use project includes a combination of land uses for residential, commercial, medical and professional offices, and public facilities. The project will be designed to be consistent with the Placer County and Regional Vision Planning Concepts for the Lake Tahoe Basin. The overriding project goal is to create a pedestrian friendly mixed-use development that incorporates various land uses while producing “net gains” to the community from both a water quality and economic perspective.  The project will make use of as many threshold-related environmental improvements that are possible today, while providing a “net gain” in the environmental benefits to the Basin, particularly water quality improvements.

The architecture of the Town Center reflects the eclectic diversity of Kings Beach, while enriching upon the time tested "Old Tahoe Style." The street level facades along North Lake Tahoe Boulevard reinforce a strong pedestrian experience. Each building face exemplifies rich, durable and local materials. The exterior finish materials include natural local stone veneer, honed stone tile, painted cementitious siding of varying profiles. Siding profiles include varying dimensions of lap siding, board and batten siding, and limited areas of architectural metal siding. There are limited extents of storefront glazing on the retail level which then transition to a wider profile vinyl-clad operable sash windows above.  The experience along the boulevard is further punctuated with lively illuminated signage, patio and seating areas for coffee, dining or just people watching.
